The North Sydney Property Market in 2026
The suburb runs on apartments, and the figures below shape what a lender will advance.
Units
318 sales in the twelve months to March 2026, at a median of around $1.1 million. Values fell about 6% over the year and units spend roughly 38 days on the market. Gross yields sit near 3.9% on a median unit rent of $818 per week.
Houses
Only 29 sales in the same period, at a median above $3 million, up around 13%. Houses sell in about 28 days, faster than units.
Stock Age
The commercial core was built out through the 1970s, and residential stock ranges from walk-ups of that era through to towers completed in the last few years. Two buildings on the same street can sit in completely different lender categories.
Buyer Profile
The dominant age group is 30 to 39, and households skew towards couples without children.
Infrastructure
The Victoria Cross metro station opened on 19 August 2024, which pulled additional buyer demand into the suburb.

Falling Unit Values and Refinancing
Where your apartment is worth less than it was when you bought it, your LVR has moved against you even though the loan balance has come down. Above 80% LVR, refinancing options narrow and Lenders Mortgage Insurance (LMI) re-enters the conversation. The fix is usually structural instead of a rate chase, through an offset arrangement, a split or a lender whose valuer sees your building differently.
Company Title
A portion of North Sydney’s older stock is company title instead of strata. Many lenders will not lend on it at all, and those that do commonly cap the LVR well below what they would offer on an equivalent strata apartment. Professional Lending and LMI Waivers
The buyer base here is heavily weighted towards professionals in their thirties. Several lenders waive LMI for eligible occupations, with eligibility resting on profession, income and lender policy.
High-Density Postcode Restrictions
Some lenders apply postcode-based limits on maximum LVR, and minimum internal floor area rules can exclude smaller stock. Lenders set that floor anywhere from 40 to 50 square metres, so an older walk-up can clear it at one bank and fail at another.
